Surveying
Compilation Plan
A compilation plan is collected from existing records to give the client as much information as possible about a property’s measurements and shape. It is not as accurate as a data accumulation survey.
Data Accumulation Survey
A data accumulation plan is originated by a land surveyor that may be presented on a map already in existence. There are more details and data is more accurate than in a compilation plan.
Elevation Certificates
An elevation certificate is an official record that shows new buildings and substantial improvements in all identified Special Flood Hazard Areas (SFHAs) are properly elevated.
Existing Building Location Survey
An existing building location survey gathers and represents all buildings on specific property in terms of their boundaries, easement lines, deed restrictions, and municipal setback requirements.
General Location Survey
A general location survey gives a general look at a parcel of land along with improvements made based on the research of records and supplemental data as well as basic field measurements.
Improvement Location Survey
An improvement location survey establishes the horizontal, and sometimes vertical, positions between current and proposed improvements in relation to in-place requirements.
Perimeter Survey
A perimeter survey maps the boundary locations of a property.
Property / Boundary Survey
A property survey establishes the position of existing boundaries in regards to requests such as: lines of occupation, boundary encroachments, means of ingress / egress, lines of occupation, apparent improvements and features, etc.
Right-of-Way Survey
A right-of-way survey accumulates the location of existing and proposed highways as well as parcels of land to be acquired for said purposes.
Topographic Survey
A topographic survey maps the relief of the earth’s surface as well as any natural or artificial objects contained there within.
Zoning Location Survey
A zoning location survey notates either current or proposed improvements in conjunction with municipal setback requirements.

Environmental Impact Studies
Environmental impact studies are prepared for projects to assess compliance with city, county, state, or federal policies and regulations concerning protection of the environment in regards to a project’s impact.
Feasibility Studies
Feasibility studies are an in-depth look at if a project is possible with regards to costs, benefits, and risks. The process generally consists of creative thinking and producing multiple sketches or drawings to explore multiple possible avenues for how a project could be developed.
Land Use Issues, Wetlands Issues
There are 169 municipalities within Connecticut and each has its own set of rules and regulations regarding the properties within their borders. No two municipalities do things the same way. As such, there are a myriad of rules, regulations, and ordinances that impact a property. We provide our clients peace of mind by reviewing these documents and determining exactly which regulations impact their property.
Wetlands Issues
Environmental concerns become a larger and larger concern every year. The one area that effects all types of properties is the presence of wetlands. Our office works with soil scientists and environmental experts to minimize impacts on these sensitive areas and, at times, create new wetlands when a project must disturb a wetland or watercourse.
Zoning & Density Studies
Zoning & density studies address how a property, or multiple properties, can or should be developed. These reports look at the various uses surrounding a property, the needs of the community, the impacts of certain types of developments upon neighboring properties, and determine the number of residential or commercial units a property and surrounding area can support.
